Why People Are Choosing Pompano Over Fort Lauderdale

Is Pompano Beach The Next Big Thing In South Florida?
Joe Vairo  |  September 25, 2026

Why People Are Finally Choosing Pompano Beach Over Fort Lauderdale, Boca, and Lighthouse Point

Something is happening in Pompano Beach that was not happening even three or four years ago: people are choosing it deliberately. Not as a fallback from Fort Lauderdale or Boca. Not as a compromise. As a first choice — for the location, the lifestyle, the boating, the development trajectory, and most importantly, the waterfront value that no neighboring city can match right now.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I cover Pompano Beach every day alongside Fort Lauderdale, Lighthouse Point, and Boca — and the shift happening in this market is real. Here is the complete honest breakdown.

The Location: Smack in the Middle of Everything

Pompano Beach's geographic position is genuinely underrated by most people. You sit equidistant between downtown Fort Lauderdale to the south and downtown Boca Raton to the north — approximately 20 to 25 minutes to each. That means you have access to two of the most developed lifestyle corridors in Broward and Palm Beach County without living in either one's traffic and density.

The beachfront is right there, including the completely rebuilt pier that has become the physical anchor of Pompano's transformation. And at its core, Pompano remains what it has always been: a waterfront community built around boating, fishing, and the water — with the Hillsboro Inlet right there for ocean access and Port Everglades not far to the south.

Fixed Bridges vs No Fixed Bridges: The Detail That Changes Everything for Boaters

Before going further, this needs to be cleared up because it directly shapes the waterfront home decision in Pompano.

A fixed bridge does not open — it has a set clearance height. Garden Isles, for example, has a fixed bridge at Federal Highway with approximately 8 to 8.5 feet of clearance at high tide. If you run a center console with a fixed T-top — a Scout, Robalo, Contender — at 7 feet of height, you clear an 8-foot bridge without issue. If you run a Viking, a sailboat, anything with a tuna tower, or any vessel with fixed structure above that clearance, you are not getting through.

Pompano has neighborhoods with both fixed and non fixed bridges. If deep water access with no fixed bridges is the requirement, neighborhoods like Pompano Isles, Santa Barbara Shores, Harbor Village, and parts of Hillsboro Shores deliver that. If a fixed T-top is your setup and the fixed bridge clearance is not a concern, neighborhoods like Garden Isles give you waterfront single-family homes at $1.2 to $1.6 million — some of the best waterfront value in all of Broward County. Know your boat before you shop the neighborhood.

The Development Story: What Has Already Happened and What Is Still Coming

The transformation of Pompano Beach started at the beach itself — and I will be honest with you, growing up we called it Hobo Beach just because that's what it was at the time. The rebuilt pier and the fishing village corridor were the catalyst that set everything else in motion. Once that delivered, serious capital followed.

The Condo Pipeline That Changed the Conversation

Solemar — delivered 2023, 20 stories, 105 units. Best priced resale unit currently at approximately $2.4 million.

Casamar — delivered 2026, 21 stories, 118 units. Best priced unit currently around $2.9 million.

Both of these buildings, located just north of the pier on Atlantic Boulevard, were the first to signal that Pompano could attract the luxury buyer demographic that had previously only considered Fort Lauderdale Beach and Boca.

Ritz-Carlton Residences Pompano Beach — no hotel component, strictly residences. Two towers — one beachfront, one Intracoastal-facing with boat slips at Terra Mar behind it. Two hundred and five total units. Expected delivery December 2026, more likely early 2027. When the Ritz was announced here, a lot of people — including me — raised an eyebrow. It has sold extremely well and is essentially ready to deliver. The market validated the bet.

Waldorf Astoria Residences Pompano Beach — the world's first standalone Waldorf Astoria. Not the first in Florida, not the first in the country — the first anywhere on earth. No hotel component. Ninety-two residences, prices starting around $2.7 million, topped off and approaching delivery in 2027. The boutique scale and the global brand distinction make this one of the most significant developments in Pompano's history.

W Hotel and Residences — different from the Ritz and Waldorf because it does include a hotel component. Located right at the pier on the corner of Atlantic Boulevard and A1A, this project offers both hotel residences that can go into the hotel program starting around $900,000 and private residences with separate amenities. Seventy-seven private residences and 296 hotel residences, with expected completion around 2029.

Armani Casa Residences — coming further north near Casamar and Solamar, adding another branded luxury layer to the beachfront corridor.

The Downtown and the Pomp

Beyond the beachfront, a brand new downtown is taking shape in Pompano, and the project I am most bullish on is the Pomp — located west of I-95 where Harrah's Casino operates. The vision includes a residential component, a brand new Costco, PBR, and Sports & Social. That combination of entertainment, retail, and residential creates the kind of critical mass that transforms a previously underserved western corridor into a genuine destination.

The Lifestyle: Still a Fishing Village at Heart

All of this development exists alongside — not in place of — the boating and fishing village character that has always defined Pompano. That distinction is important to understand before moving here.

Pompano is more laid-back than Fort Lauderdale, and that is intentional. The lifestyle here revolves around the outdoors — the beach, the boat, the parks. Pompano has over 50 parks, including Pompano Beach Community Park with its skate park, sports fields, volleyball, basketball, pickleball, playgrounds, aquatic center, and tennis center. The Pompano Beach Airpark is right across the street — and yes, private pilot training there is on my personal bucket list.

The local restaurant scene is genuine and improving: 26 Degree Brewing, Flanigan's, Rossito's, Houston's, Lola's on the water, Briny's Irish Pub as an absolute staple, Nelson's Diner, Bagels and Co. — the Jersey Shore sandwich there is one of the best breakfast sandwiches in this entire corridor, every breakfast meat plus a hash brown on a bagel, genuinely dangerous. Albey's is the overall best in my opinion, but all of these represent a local dining scene that is more authentic and less tourist-facing than what you find along Fort Lauderdale Beach or in downtown Boca.

For a night out, downtown Pompano is an option, and downtown Boca and Atlantic Avenue in Delray Beach are both accessible without an unreasonable drive.

The Boating

From central Pompano, the Hillsboro Inlet is approximately 15 to 20 minutes away — a genuinely good inlet with consistent offshore access. Port Everglades is accessible to the south. Lake Boca and the Boca Inlet extend the range north. Peanut Island is a reachable day trip. The Bahamas via Bimini are about two and a half to three and a half hours offshore — a realistic day trip for anyone running a capable boat.

For buyers without a dock, the 14th Street Causeway boat ramp is there, and marinas including Sundance Marine and Boat House Marine provide slip options throughout the market. Waterfront dining accessible by water includes Lola's, Houston's, and Morimoto's locally, with the full Fort Lauderdale waterfront restaurant scene reachable further south.

The Waterfront Value: The Number That Tells the Whole Story

Here is where Pompano becomes genuinely compelling for the buyer who is doing the math honestly.

Current median sales price for a waterfront single-family home by market:

  • Boca Raton: $3,390,000
  • Fort Lauderdale: $2,979,000
  • Lighthouse Point: $2,680,000
  • Lauderdale-by-the-Sea: $1,900,000
  • Pompano Beach: $1,437,500

Pompano Beach waterfront is approximately $1.2 million less than Fort Lauderdale's median for a comparable waterfront single-family home. It is nearly $1.25 million below Lighthouse Point — a city that literally borders Pompano to the south. It is almost $2 million below Boca.

You are buying waterfront access to the same Intracoastal system, the same offshore fishing grounds, the same Bahamas and Keys runs — at a fraction of the neighboring market's cost. The discount exists because Pompano's development story is still playing out. That is precisely where the upside lives for buyers who enter now before the beachfront transforms completely.

Who Pompano Beach Is Actually Right For

Pompano is the right answer for a specific buyer — and being clear about who that is matters more than overselling the market.

You are right for Pompano if you love the outdoors, want to be on the water regularly, and value a laid-back fishing village character over urban density and nightlife. If you are a boater and the waterfront value gap between Pompano and Fort Lauderdale is meaningful to your budget, Pompano solves that problem cleanly. If you want the upside of a market still in active appreciation rather than the stability of a fully priced one, the development pipeline — nearly $4 billion in committed investment — backs that thesis with real capital.

You are not right for Pompano if your daily life requires the Las Olas corridor at your doorstep, if nightlife is a primary lifestyle driver, or if you are running a vessel that needs no-fixed-bridge access and you are targeting neighborhoods like Garden Isles without understanding the bridge situation. All of those are manageable considerations, but they require knowing them going in.
