Where To Live On The Water In Pompano Beach: Garden Isles

Garden Isles Pompano Beach: The Waterfront Neighborhood I Would Actually Pick

If I had to pick one neighborhood to live on the water in Pompano Beach, Garden Isles is where I land. The location, the value, the water access, and the community character all point in the same direction — and it is a neighborhood that serious waterfront buyers in Broward County consistently overlook in favor of more well-known addresses further south.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I cover waterfront properties across all of South Florida, and Garden Isles is one of the better-value waterfront plays available in the current market. Here is the honest breakdown — including the one thing you need to know before you buy here if you are a boater.

What Is Garden Isles?

Garden Isles is a waterfront residential neighborhood in Pompano Beach, Florida, situated with direct access to Lake Santa Barbara and the Intracoastal Waterway. The neighborhood is predominantly single-family homes, the majority of which are on the water — which is the primary reason buyers find their way here and the primary reason most of them stay.

The housing mix includes some condo product on the eastern edge of the neighborhood, but the core of Garden Isles is single-family waterfront homes. For the buyer who wants to be on the water in Pompano without the condo format and without the price tag of Fort Lauderdale or Lighthouse Point, Garden Isles is one of the cleaner answers available in this corridor.

The Location: Everything You Need Within Reach

Garden Isles sits in a genuinely convenient position within the Pompano Beach market. Pompano Beach and the Pompano Beach Pier are close — meaning the beach is a realistic daily destination rather than a weekend trip. Atlantic Boulevard and Federal Highway give you easy access to the full retail and restaurant corridor that serves this part of Broward County.

The immediate neighborhood dining scene is solid and getting stronger. Flanigan's and 26° Brewing are down the street. Jack's Hamburgers is nearby. For a waterfront neighborhood at this price point, the walkable and easily drivable food and beverage options around Garden Isles are a legitimate quality-of-life advantage over more isolated waterfront communities further west.

The Hillsboro Inlet — one of the better inlets in Broward County for offshore access — is accessible from the Intracoastal connection at Garden Isles, which matters for the boating buyer evaluating this neighborhood against alternatives in the corridor.

The Real Estate: What Your Money Gets You Here

The median sales price across Garden Isles as a whole sits at approximately $842,000 — reflecting the broader neighborhood including the condo product on the eastern edge. For waterfront single-family homes specifically, the median sales price runs around $1.25 million.

That $1.25 million median for a waterfront single-family home in Broward County with Intracoastal access is a number worth sitting with for a moment. Comparable waterfront single-family product in Fort Lauderdale starts well above $2 million in most neighborhoods, and Lighthouse Point's waterfront median runs around $2.2 million. Garden Isles is delivering genuinely similar water access — Intracoastal connected, inlet accessible — at roughly half the price of the more prominent waterfront markets to the south.

For the buyer who has been priced out of the Fort Lauderdale and Lighthouse Point waterfront markets, or who simply wants to maximize what their dollar buys on the water, Garden Isles is one of the most compelling value propositions in the current Broward County market.

You can own a waterfront single-family home here for under $2 million. That sentence is increasingly rare in South Florida, and it will not remain true indefinitely as Pompano's broader redevelopment story — the $4 billion investment, the Waldorf Astoria Residences, the Ritz Carlton delivery — continues to reprice the market.

The One Thing Boaters Need to Know: The Fixed Bridge

Here is the detail that every boating buyer considering Garden Isles needs to understand before falling in love with a specific property.

Garden Isles has a fixed bridge with 12 feet of clearance at high tide. That number is not a dealbreaker for every boater — a fixed T-top vessel clears it without issue, and a significant portion of the boating community in South Florida runs exactly that configuration. But if you are running a flybridge, a tower boat, or any vessel with a fixed structure above 12 feet, you are not getting in or out of Garden Isles at high tide without a problem.

This is not a hidden issue — it is a known characteristic of the neighborhood, and buyers who understand it going in make peace with it quickly. The 12-foot clearance is a tradeoff you accept in exchange for the price point, the location, and the water access that Garden Isles delivers. But it is a tradeoff worth knowing about before you start touring properties rather than after.

For the buyer running a center console, a T-top, or a smaller vessel — Garden Isles works cleanly and the fixed bridge is a non-issue. For the buyer with a flybridge or a larger tower configuration, the conversation becomes about whether the overall package justifies adjusting your vessel setup or whether a no-fixed-bridge community like Lighthouse Point better fits the boating lifestyle you are building.

Dallas Approved

One more data point worth mentioning: Dallas, my dog and the most discerning waterfront property evaluator in Broward County, was ready to jump off the seawall and go fishing during our visit to Garden Isles. That level of immediate enthusiasm from a dog with high standards is not nothing. Garden Isles passed the test.

Garden Isles vs the Broader Pompano Waterfront Market

Garden Isles sits at the intersection of value, location, and water access in a way that is genuinely difficult to replicate elsewhere in Pompano at this price point. The neighborhoods further east toward the beach carry higher price tags. The communities further west lose some of the convenience and proximity that makes Garden Isles's location so compelling.

For the buyer whose priorities are waterfront single-family living, Intracoastal access, reasonable proximity to the beach and everyday amenities, and a price point that leaves room in the budget — Garden Isles is the first neighborhood on the list, not the last.
