Where Does Your Dollar Go The Furthest In South Florida?

What Does $1 Million Buy You In South Florida

Where Does $1 Million Actually Go Furthest in South Florida? I Compared 8 Cities to Find Out

I pulled the numbers on single-family homes priced under $1 million across eight South Florida cities, and the results split cleanly: Miami has by far the most inventory with 986 homes on the market under that price point, while Parkland delivers the most space, with an average home size of 2,446 square feet.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I track how far a dollar stretches across South Florida's submarkets because it's one of the first questions every relocation and move-up buyer asks me. Here is the full breakdown.

How I Compared Eight South Florida Cities Under the $1 Million Mark

I limited this comparison to single-family homes only, and I stripped out 55-plus communities as well as golf and membership communities so every city was measured on an even playing field. That leaves a cleaner read on what a typical buyer, not a niche buyer, can expect to find under $1 million in each market.

Miami Has the Most Homes, But Not the Most Space

Miami leads every city on this list with 986 single-family homes currently listed under $1 million. The average home in that pool is a three-bedroom, two-bathroom house at 1,657 square feet. That's a strong amount of choice if you want options, but it's not where you go if square footage is the priority.

Fort Lauderdale and Pompano: You're Paying for Location, Not Square Footage

Fort Lauderdale has 414 single-family homes under $1 million, and the average is a three-bedroom, two-bathroom home at 1,434 square feet — the smallest average on the entire list. Pompano is close behind with 149 homes under $1 million at a similar size, three bedrooms, two bathrooms, 1,422 square feet. In both cities, the smaller footprint reflects what you're actually buying: proximity to the water and the beach, not raw square footage.

Why Palm Beach County Stretches Your Million Further

Once you move north into Palm Beach County, the math changes. West Palm Beach has 293 single-family homes under $1 million, averaging four bedrooms, two bathrooms, and 1,844 square feet. Palm Beach Gardens has fewer listings at 96 homes, but a solid average size of 1,935 square feet across three bedrooms and two bathrooms. Jupiter, which I didn't expect much from going in, still has 61 homes under $1 million averaging 1,830 square feet. Across all three cities, buyers are consistently getting more house for the same budget than they would closer to the coast in Broward or Miami-Dade.

Boca Raton Still Delivers Value After Filtering Out Golf Communities

Boca Raton surprised me. Even after removing every 55-plus and golf community from the count, there are still 169 single-family homes under $1 million, averaging three bedrooms, two bathrooms, and 1,893 square feet. That's a meaningfully larger home than what the same budget buys in Fort Lauderdale or Pompano.

Parkland Has the Biggest Homes Under $1 Million on This Entire List

Parkland tops every city here on size. The average single-family home under $1 million in Parkland is four bedrooms, two bathrooms, and 2,446 square feet — nearly 1,000 square feet more than the Fort Lauderdale average. The tradeoff is selection: there are only 32 homes available under that price point right now, the smallest inventory pool of any city on the list.

What This Means for Buyers Working With a $1 Million Budget

If you want the most choices to compare, Miami is the clear answer with nearly 1,000 listings under $1 million. If square footage is your priority, Parkland is easily the winner, though you'll be working with a much smaller pool of homes. If you want a consistently larger home without sacrificing too much selection, Palm Beach County as a whole — West Palm Beach, Palm Beach Gardens, and Jupiter — is where your money goes furthest. And if living near the water matters more than square footage, Fort Lauderdale and Pompano are still where I'd point you, with the understanding that you're paying a premium for location over size.

Am I Bullish on Under-$1M Single-Family Value in South Florida?

Yes, particularly in Palm Beach County. The combination of larger average square footage and still-reasonable inventory in West Palm Beach, Palm Beach Gardens, and Jupiter makes that corridor one of the better value plays for buyers who want a real single-family home without stretching past $1 million.
