West Palm Beach’s Billionaire Corridor: Every Major Development Coming to North Flagler Drive

West Palm Beach is in the middle of one of the biggest transformations we’ve seen in South Florida.

And nowhere is that more obvious than along North Flagler Drive.

This waterfront stretch north of Downtown West Palm Beach is starting to earn the nickname “Billionaire Corridor” as a wave of luxury residential development moves forward with some already being delivered.

We’re talking about Ritz-Carlton, Rosewood and Mandarin Oriental residences (the first standalone in South Florida), new waterfront condo towers, major park improvements and even an entire neighborhood of new single-family homes.

Some projects have already delivered. Others are under construction. Several more have been approved or announced.

So what exactly is being built along West Palm Beach’s Billionaire Corridor?

Here’s the breakdown.

What Is West Palm Beach’s Billionaire Corridor?

West Palm Beach’s “Billionaire Corridor” generally refers to the rapidly developing waterfront stretch of North Flagler Drive north of Downtown West Palm Beach.

The area is emerging as a new luxury residential corridor thanks to its Intracoastal views, proximity to downtown and concentration of high-end new development.

What makes the transformation interesting is the variety.

You have branded luxury residences, boutique condo buildings, larger residential towers and even new single-family homes.

And this isn't just a collection of renderings anymore.

Construction is underway on multiple projects, while Alba Palm Beach has already delivered.

Ritz-Carlton Residences, West Palm Beach

The Ritz-Carlton Residences sit near the southern end of the corridor and is one of the projects we’ve already had clients purchase in.

One of the biggest distinctions is that this is a residential-only Ritz-Carlton project with no hotel component.

Plans call for:

  • 27 stories
  • 138 residences
  • Pricing beginning in the low $3 millions
  • Expected delivery in 2028
  • Luxury amenities
  • Waterfront location near Downtown West Palm Beach

The location gives residents access to the Intracoastal while keeping Downtown West Palm Beach relatively close.

And this is only the beginning.

Shorecrest

Just down the road is Shorecrest, a Related Ross development that is also moving forward along the waterfront.

Plans call for a 28-story building with only 98 residences.

Amenities are expected to include a fitness center, golf simulator, bar and lounge, game lounge, yoga room and pool deck.

Perhaps most interesting is its price point.

Pricing begins in the low $1 million range, making Shorecrest a different entry point into the North Flagler new-development market compared with some of the ultra-luxury branded projects nearby.

Olara

Next is Olara, one of the larger residential projects coming to the corridor.

Olara is planned as two 26-story towers containing a combined 275 residences.

The amenity package is a major part of the project, with approximately 80,000 square feet of amenities planned.

Features are expected to include:

  • Olympic-style lap pool
  • Marina
  • Spa
  • Cold plunge
  • Restaurant
  • Extensive wellness and lifestyle amenities

Pricing begins around $1.7 million, with delivery expected in 2028.

For buyers who want a new luxury condo with extensive amenities and waterfront access, Olara is going to be one of the major buildings to watch.

Rosewood Residences West Palm Beach

Another major hospitality brand is also coming to North Flagler Drive.

Rosewood Residences West Palm Beach has been approved for a site currently occupied by an office building. This marks the 3rd one coming to South Florida joining both Miami Beach and Hillsboro Beach.

Plans call for:

  • 27 stories
  • 90 residences
  • Approximately 13,000 square feet of indoor amenities
  • Pool and luxury residential amenities

There isn't as much information available on Rosewood yet as some of the projects already under construction.

But the arrival of another major hospitality brand reinforces the direction this corridor is heading.

Terra Group + BH Group Waterfront Development

One of the most interesting sites along North Flagler isn't a building yet.

It's dirt.

And that property traded for approximately $100 million.

The site was acquired by Terra Group and BH Group, two developers with significant experience building luxury projects in South Florida.

Current plans call for two 31-story towers with a combined 281 residences.

The project is also expected to include amenity space and approximately 4,400 square feet of retail.

The significance goes beyond the development itself.

The property sits across from Currie Park, which is undergoing its own major transformation.

Currie Park’s $35 Million Renovation

All of these new residences need a public waterfront that matches what's being built around them.

That's where Currie Park comes in.

The park is undergoing an approximately $35 million renovation expected to be completed in 2027.

Plans include:

  • Pickleball and tennis courts
  • Walking paths
  • New pier
  • Docks
  • Kayak launch
  • Tidal amphitheater
  • New waterfront restaurant

Sea Salt Beach House is also planned for the park from the team behind The Wharf and Regatta Grove.

The renovated park could become an important lifestyle component of the entire North Flagler corridor.

Estates at NOMAR

Not everything coming to the Billionaire Corridor is a condo.

The Estates at NOMAR is bringing 100 new single-family homes to the area.

The community is being developed by GL Homes and is particularly interesting because the homes are planned without an HOA.

Each residence will also include a two-car garage.

For buyers who like the transformation happening along North Flagler but don't want condo living, NOMAR creates a completely different option.

The neighborhood is also within walking distance of the marina, where future plans include two residential towers and a social club.

Alba Palm Beach

While so much of the conversation surrounding North Flagler is about what's coming, Alba Palm Beach is already here.

Alba delivered in summer 2026.

The boutique building rises 22 stories and contains only 55 residences.

When sales originally launched, pricing began around $2.5 million. As of the time of our walkthrough, the building was approximately 80% sold, with available pricing generally in the $3 million range.

Amenities include:

  • Sunrise and sunset pools
  • Fitness center
  • Wellness areas
  • Intracoastal views
  • Summer kitchens on every balcony

For buyers who want new construction along the corridor but don't want to wait several years for a building to deliver, Alba represents one of the immediate options.

Apogee

Apogee is another proposed project farther north at 4906 North Flagler Drive.

The project has been approved for approximately 21 stories and 39 residences.

There is still limited information available and construction has not begun, but it is another project worth watching as the corridor develops.

Mandarin Oriental Residences West Palm Beach

At the northern end of the corridor is another major name: Mandarin Oriental.

The West Palm Beach project is planned as a standalone residential building, rather than a traditional hotel-and-residence combination.

Plans call for:

  • 31 stories
  • 87 residences
  • Pricing beginning in the mid $3 millions
  • Expected delivery around 2031
  • Ground-level pool and bar
  • Pickleball court
  • Fitness center
  • Intracoastal views

The residential-only format is becoming an important theme among several of West Palm Beach's newest luxury projects.

Buyers can get the service, amenities and brand associated with luxury hospitality without living above or alongside a hotel.

Why Are So Many Luxury Condos Being Built in West Palm Beach?

The North Flagler story is only one piece of the larger transformation happening across West Palm Beach.

Downtown continues to develop. CityPlace is evolving. New office space is being added. The NORA District is emerging. And North Flagler is creating an entirely new luxury residential corridor.

West Palm Beach has also become noticeably less seasonal.

People still come here for the winter, but the city and Palm Beach County as a whole increasingly feel like year-round destinations.

That matters when you're talking about the long-term viability of this amount of residential development.

Is West Palm Beach the Future of South Florida?

If you asked me 10 or 15 years ago whether West Palm Beach could become one of the most important luxury markets in South Florida, I probably would have said Miami was the obvious answer.

Today, I see it differently.

I'm extremely bullish on West Palm Beach.

That doesn't mean everything changes overnight.

Realistically, I think we're looking at a 7–10 year transformation as these buildings deliver, neighborhoods mature and infrastructure catches up.

But we're no longer just looking at what could happen.

You can physically see buildings coming out of the ground.

That's what makes North Flagler Drive so interesting right now.
