South Florida Weekend Report: Father's Day Edition
Good morning, South Florida. I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. Welcome back to the South Florida Weekend Report — the only rundown that tells you what actually matters Friday through Sunday across Fort Lauderdale, West Palm Beach, Miami, and everywhere in between.
It's Father's Day weekend, so first things first — Happy Father's Day to every dad out there, including my own. Now here is everything else happening.
The Big Real Estate News: Steven Ross Moves Into Boca
The most significant development story this week extends beyond Fort Lauderdale and West Palm Beach — Steven Ross and Related Ross are continuing their transformation of Palm Beach County, and they are now moving into Boca Raton.
Related Ross has purchased the former IBM campus on Brickell — yes, the Brickell name applies in Boca too, not just Miami — with plans for a mixed-use project. Nothing concrete has come to fruition yet in terms of specific plans, but the significance of this purchase should not be understated. Steven Ross is the developer behind Hudson Yards in New York and behind South Flagler House in West Palm Beach, and his track record of choosing markets ahead of their full appreciation curve has been remarkably consistent. A Related Ross move into Boca signals that one of the most credible development minds in the country sees meaningful opportunity in this market specifically. As soon as more details emerge on this project, I will cover it in full.
Pier 66 Announces Phase Two: Four New Towers, 339 Residences
Pier 66 in Fort Lauderdale just announced phase two of its development — four new towers bringing 339 additional residences along with mixed-use office space and retail.
This is a significant expansion of one of Fort Lauderdale's most iconic waterfront addresses. Pier 66 has already redefined what the Fort Lauderdale waterfront luxury market looks like with its marina, hotel, and residential component — and phase two extends that footprint considerably. For buyers who have been watching the Pier 66 corridor and wondering how much further this development story has to run, phase two is the answer: significantly further than most people expected.
New Openings This Week
Motek by the Sea, Fort Lauderdale Beach — Motek is finally coming to Fort Lauderdale and Broward County, opening this fall in the former El Vez space at the W Hotel on Fort Lauderdale Beach. Motek has built a strong following in other South Florida markets, and its arrival on Fort Lauderdale Beach is a meaningful addition to the beachfront dining scene.
Lenore's — Also coming to Fort Lauderdale, adding to the continued elevation of the city's dining landscape.
Sports & Rec, NoMi District, West Palm Beach — Sports & Rec just opened in the NoMi district and has a strong case to be the new favorite sports bar in downtown West Palm Beach. For anyone watching the World Cup or any major sporting event this summer in the West Palm area, this is worth checking out.
This Weekend's Weather: Hot, Humid, and a Real Chance of Rain
It continues to get hotter and more humid across South Florida — one of our team members was out showing homes yesterday and came back absolutely drenched in sweat, which tells you everything you need to know about current conditions.
The weekend forecast shows a 50 to 70 percent chance of rain with highs in the low 90s. That is a meaningfully higher rain probability than recent weeks, so outdoor Father's Day plans should have a backup option ready. The good news is most of this weekend's major events have indoor or covered components.
Father's Day Weekend Events
Supercar Saturday (Actually on Sunday) at First Baptist — This is where we will personally be taking Joey for Father's Day. A car show event that despite the name is actually happening on Sunday this week — worth double-checking before you head out.
Davie Pro Rodeo, Saturday — A genuine South Florida tradition that surprises people who do not associate this region with rodeo culture. Davie has maintained its western heritage longer than almost any other community in Broward County, and the Pro Rodeo is one of the best examples of that character still being alive and well.
Las Olas Pup Stroll, Saturday — A dog-friendly stroll down Las Olas Boulevard — a fun, low-key Saturday activity for anyone who wants to combine the Las Olas experience with their dog.
Raise a Beer to Dad, Marina Village, Sunday — A Father's Day-specific event at Marina Village that fits the occasion perfectly for a waterfront toast to dad.
House of the Dragon Watch Party, The Wilder, Sunday Evening — For Father's Day evening, a watch party at The Wilder gives dads and families a low-key way to close out the weekend together.
Hilary Duff, iTHINK Financial Amphitheatre, West Palm Beach, Sunday — A genuinely different and somewhat unexpected booking for the venue, but a fun option for anyone looking for a concert that breaks from the usual lineup.
Summer Solstice, Nameless Run Club x Rock Bar — A partnership event combining a run with a post-run gathering at Rock Bar — a great option for the fitness-minded crowd looking to mark the solstice with both activity and a celebration afterward.
World Cup Weekend Continues
World Cup action continues across South Florida this weekend with a strong lineup of viewing options throughout the region. If you found a great spot last week, stick with it — and if you are still looking, Grails in Miami remains the standout destination, named the best soccer bar in the country by USA Today.

This Week in South Florida Real Estate
A few real estate threads worth connecting heading into the weekend.
The Related Ross move into Boca is the story to watch over the coming months. Steven Ross does not make casual real estate decisions, and a Brickell campus acquisition in Boca with mixed-use plans suggests Boca's next chapter of development may look meaningfully different from its historical master-planned community identity. Buyers and investors with a longer time horizon should be paying close attention as details emerge.
Pier 66's phase two announcement reinforces just how much room the Fort Lauderdale waterfront luxury market still has to run. Three hundred and thirty-nine additional residences at one of the city's most established luxury addresses is a strong signal of continued institutional confidence in this specific corridor.
And the West Palm Beach dining and entertainment infrastructure continues to mature — Sports & Rec in NoMi is another data point in the broader West Palm transformation story that makes this market increasingly compelling for relocating buyers who want walkable lifestyle infrastructure alongside their residential decision.
Training Update: One Week Out from Serious Ironman 70.3 Training
We are about one week away from needing to really hit Ironman 70.3 training hard. We had a brutal swim workout earlier this week courtesy of Randy — if you want to see it, it is worth checking out, and feel free to take a screenshot if you need a workout for your own training.
The Miami Marlins are home all weekend against the Giants for anyone looking for a baseball option, and World Cup coverage continues throughout the region.
Happy Father's Day, South Florida
That is your South Florida Weekend Report for Father's Day weekend. Whether you are heading to Supercar Saturday, the Davie Pro Rodeo, raising a beer to dad at Marina Village, or just spending the day with family before the rain rolls in — have a great Father's Day.
