The Two Sides of Boca Raton Nobody Tells You About

East Boca vs West Boca - Which Is Better To Live In?

East Boca or West Boca? The $269,000 Question More Buyers Are Asking in 2026

West Boca is exploding right now, and the numbers explain why: the median sales price west of I-95 is $731,000, while East Boca's median sits right around $1 million — a gap of roughly $269,000 for what is often a larger, newer home on a bigger lot.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I work with buyers weighing East versus West Boca constantly, and the tradeoffs between the two sides of I-95 come up in almost every Boca conversation I have. Here is the full breakdown.

The Dividing Line Is I-95 — and It Splits Boca Into Two Different Lifestyles

Everything east of I-95 is East Boca, and everything west of it is West Boca. Technically there's a Central Boca in between, but for practical purposes buyers think in terms of east and west — and the two sides genuinely offer different lifestyles. Out east you get homes on the water, the downtown area, Mizner Park, and a slightly faster pace of life because it functions like a small city. It's still Boca, though — nothing like the intensity of Fort Lauderdale or Miami. Out west, things are growing fast: tons of new communities, larger homes, bigger lots, new strip centers, and a noticeably more spread-out, residential feel.

How Far Is West Boca From the Beach, Really?

Even at the furthest point west, you're only about 25 to 30 minutes from the beach and the water. That's the piece most East Boca loyalists underestimate. You're trading a short walk or quick drive to the sand for meaningfully more house, more land, and in many cases newer construction — while still keeping the beach within a half-hour reach.

Why Do Golfers and Country Club Buyers Head West?

West Boca is home to some of the best golf and country club communities not just in South Florida, but arguably in the entire country — Broken Sound, Boca West, and St. Andrews Country Club, just to name a few. If club life is your priority, the west side is where the depth of options lives.

There's an important caveat: full transparency, these club communities carry membership requirements when you purchase a home. The list price will often look lower than you'd expect, but plan on a buy-in of roughly $100,000 to $300,000. At Broken Sound, for example, the sports membership is $125,000, golf is $150,000, and the old golf membership is $200,000. That buy-in needs to be part of your real acquisition cost when you're comparing homes east versus west.

What If You Want Gated but Not a Country Club?

West Boca has far more gated communities than the east side, and you don't need a club membership to live in one. You will have an HOA — anywhere from a couple hundred dollars a month to close to $1,000 a month — but you typically get real amenities inside the gates. Lotus, a brand-new community out west, is a good example: pool, gym, hangout areas, all gated. And the retail has followed the rooftops — the new Uptown Boca shopping center is right there, including the new Life Time. There's one in East Boca, now one in West Boca, and another coming to the Coral Springs–Parkland area.

What This Means for Buyers Comparing East and West

If your priorities are waterfront living, walkability, and downtown energy, East Boca earns its ~$1 million median. If your priorities are space, newer construction, golf, gated living, and value, West Boca's $731,000 median buys you considerably more house. There's one more line item that tilts the math west: insurance. Living out west, your insurance costs are more than likely going to be significantly cheaper than out east — a recurring saving that compounds on top of the lower purchase price. Just remember to model the full cost: HOA dues and, in club communities, that $100K–$300K buy-in.

Am I Bullish on West Boca?

Yes. The growth out west is real — new communities, new retail like Uptown Boca, larger product at a median price roughly $269,000 below the east side, and some of the country's best club communities. But the honest answer is the one I give clients: you can't go wrong with Boca. It's called the Boca bubble for a reason. The right side of I-95 for you comes down to lifestyle, not which side is "better."
