The Complete Las Olas Neighborhood Guide: Every Area, Every Price, and Who Each One Is Actually Right For
Most people think Las Olas is just Las Olas Isles. It is not. Las Olas Boulevard is a two-and-a-half-mile road that runs from downtown Fort Lauderdale all the way to the beach — and the neighborhoods surrounding it represent some of the most distinct and varied real estate in all of South Florida. Understanding the difference between them is the difference between finding exactly the right fit and landing in the wrong neighborhood for the next decade.
I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I live and work in this corridor every day. Here is the complete breakdown of every Las Olas neighborhood — what each one actually feels like, what the real estate costs, and who it is genuinely right for.
Understanding Las Olas: The Two-and-a-Half Mile Heartbeat of Fort Lauderdale
Las Olas Boulevard runs from its western end — where you have office buildings, apartments, and Huizenga Plaza — all the way east to the beach at Las Olas Beach Park. The western end is more urban and office-oriented. The eastern end connects to the beach and the water neighborhoods that define the Las Olas lifestyle.
What do the people who actually live here love about it? Walkability comes up first in virtually every conversation — the ability to walk to everything, the city feel, the Riverwalk, the community of like-minded people. The parks, the run clubs, the farmers markets, the constant activity. The cleanliness. The friendliness.
What do they wish were different? More variety in shops and restaurants — the comment that you end up going to the same places every weekend comes up consistently. More nightlife options — some residents still drive to Brickell for that. The traffic and occasional noise that come with living in a growing city. These are real trade-offs worth knowing before you commit to the corridor.
Favorite spots residents mention consistently: Moxie's for happy hour and the grilled chicken sandwich, Eddie V's for the atmosphere and cocktails, Earl's, YOLO, Ichimura for sushi, and Ann's Florist coffee shop as a hidden gem worth discovering.
The Downtown Condo Market: For the Buyer Who Wants to Be on Las Olas Itself
The most direct expression of Las Olas living is the downtown condo market — buildings that put you directly on the boulevard itself, walkable to everything with great views and genuine urban energy.
The established buildings in this category include 350 Las Olas Place, Las Olas Grand, Las Olas River House, and 100 Las Olas — the tallest building in Broward County at 46 stories, voted the most luxurious condo in Fort Lauderdale, with Eddie V's directly downstairs. The newest addition to this category is Andare by Pininfarina and the Related Group — technically the first new building coming directly to Las Olas in over 20 years, bringing 163 residences to 46 stories at prices starting around $1.6 million and delivering in 2027.
For the existing resale market in the downtown condo corridor, the median sales price currently sits at approximately $952,000 — which gets you an average two-bedroom, two-bathroom unit around 1,600 square feet. If you want to be directly on Las Olas with the ability to walk downstairs and be in the middle of everything, this is the market.
Best for: The buyer who wants maximum Las Olas access, city energy, and walkability — and who prefers the condo format over a single-family home.
Victoria Park: The Walkable Residential Neighborhood Just Off Las Olas
Victoria Park consistently comes up as one of the most loved neighborhoods in all of Fort Lauderdale — and the residents surveyed on Las Olas confirm it. The proximity to downtown and Flagler Village, the walkability, and the genuine neighborhood feel make it one of the most balanced options in the entire corridor.
What Victoria Park offers that the Las Olas Isles neighborhoods do not is variety in housing type: single-family homes, new construction, townhomes, low-rise condos, and multifamily product all coexist here. The zoning protects the residential character — no high-rises will ever be built in Victoria Park — while Holiday Park, the Baptist Health IcePlex, and the incoming YMCA add genuine neighborhood infrastructure that most downtown-adjacent areas lack.
The median sales price in Victoria Park currently sits at approximately $1,052,500, with homes going up to just under $5 million.
Best for: The buyer who wants walkable access to Las Olas, Flagler Village, and downtown in a neighborhood that feels genuinely residential and community-driven, with flexibility in housing type and price point.
Colee Hammock: The Closest Single-Family Option to the Action
If you want a single-family home or townhome and you want to be as close to Las Olas as possible, Colee Hammock is the answer. You are literally right off the boulevard — on the north side and the south side — in the heart of the action.
Some homes on the south side of Colee Hammock back up to the New River, which adds a waterfront dimension at a price point below the full Las Olas Isles market. Colee Hammock Park and the neighborhood church give it a genuine community anchor. The walkability to El Camino, The Palm Room, and everything else on Las Olas is immediate — residents describe being able to walk to dinner in five minutes or less.
The median sales price in Colee Hammock for a three-bedroom, three-bathroom townhome runs approximately $1.9 million.
Best for: The buyer who wants single-family or townhome living with the most direct walkable access to Las Olas, and who values proximity to the boulevard over deep water boating infrastructure.
Las Olas Isles: The Prestige Waterfront Address on the South Side
Las Olas Isles is the neighborhood that most people picture when they think of the Las Olas lifestyle — the first waterfront neighborhood on the south side of the river, and the one that carries the most recognizable name in this corridor.
Every home in Las Olas Isles is on the water. That is not a feature available to a portion of the neighborhood — it is the defining characteristic of the entire community. The buyer here wants waterfront single-family living, the prestige of the Las Olas Isles address, and proximity to all the action on the boulevard itself.
The median sales price in Las Olas Isles is approximately $5 million, which gets you an average five-bedroom, five-bathroom home at around 4,500 square feet.
Best for: The buyer who wants waterfront single-family prestige and Las Olas walkability simultaneously — and for whom the boulevard access matters as much as the deep water.
Riviera Isles: Waterfront with More Privacy and Beach Proximity
Riviera Isles sits right next to Las Olas Isles and offers a slightly different character — a mix of condo buildings like Essex Tower alongside single-family waterfront homes, positioned a little further east and closer to the beach.
The neighborhood is more tucked away and private than Las Olas Isles, and the beach proximity is a genuine advantage for buyers who want water access on both ends. Being right behind Chima Brazilian Steakhouse does not hurt either.
The median sales price for single-family homes in Riviera Isles runs approximately $4.4 million, getting you a four-bedroom, four-bathroom home at just under 3,900 square feet.
Best for: The buyer who wants waterfront single-family living with slightly more privacy than Las Olas Isles and greater proximity to the beach — plus the option of condo product within the same neighborhood footprint.
Idlewild: The Personal Favorite — and the Most Unique Setup on Las Olas
Idlewild is my personal favorite neighborhood in the entire Las Olas corridor — and the reason comes down to something genuinely unique about how the homes here interact with the water.
Most waterfront neighborhoods in Fort Lauderdale have homes where the boat dock is in the backyard. In Idlewild, many homes have their docks in the front — facing directly onto the Intracoastal waterway rather than a canal. That means your home faces the water directly, and as Andare and the St. Regis Bahia Mar build out across the Intracoastal, Idlewild residents will have front-row views of one of the most significant waterfront developments in Fort Lauderdale's history.
Idlewild also has homes not on the water, which gives it a more accessible price point than Las Olas Isles or Seven Isles. The Las Olas Bridge is right there for running and training. The beach is walkable or bikeable. Marina Village is close for waterfront dining.
The median sales price in Idlewild sits just under $1.5 million, which gets you a three-bedroom, three-bathroom home at around 2,500 square feet.
Best for: The buyer who loves the idea of Intracoastal-facing waterfront living with a unique dock configuration, wants Idlewild's more approachable price point within the Las Olas corridor, and appreciates the bridge-adjacent location for an active lifestyle.
Seven Isles: The Biggest Homes, the Most Privacy, on the North Side
Seven Isles is where you go when you want the largest homes in the Las Olas corridor and a level of privacy that the south-side neighborhoods cannot quite match. Deep water access, no fixed bridges, right on the Intracoastal — but with a scale and privacy character that feels distinctly different from Las Olas Isles.
The homes here are genuinely large. An average Seven Isles home runs five bedrooms, five bathrooms, over 5,000 square feet. The lots are bigger. The streets feel quieter and more removed from the boulevard energy despite being on the north side of Las Olas.
The median sales price in Seven Isles currently sits just under $5.1 million.
Best for: The buyer who wants the largest available homes in the Las Olas corridor, maximum privacy, deep water access, and is willing to be slightly further from the Las Olas Boulevard action in exchange for that scale and exclusivity.
Nurmi Isles: The Transition Neighborhood
Nurmi Isles sits on the north side of Las Olas and represents a transitional character between the larger single-family neighborhoods to the west and the condo and townhome product of Hendricks and Venice Isles to the east. You still have single-family waterfront homes here, but townhomes start to appear as well — and the overall scale is more modest than Seven Isles.
The median sales price in Nurmi Isles is approximately $2.3 million for a three-bedroom, three-bathroom home at just under 3,200 square feet.
Best for: The buyer who wants north-side waterfront living at a more accessible price point than Seven Isles, and who is comfortable with a smaller home footprint and a neighborhood in transition toward more mixed product.
Hendricks and Venice Isles: The Most Accessible Entry Point with Dock Access
Hendricks and Venice Isles is the most distinctly different neighborhood in the entire Las Olas Isles area — and the difference is fundamental. This neighborhood is condos and townhomes exclusively, with no single-family homes. What makes it compelling is that most of those condos and townhomes do have private dock space — meaning you are getting waterfront access and dockage at a price point meaningfully below the single-family neighborhoods.
The location advantage here is real: you are closer to the Las Olas action, closer to the beach, and you are getting generously sized units — these are not small condos. A three-bedroom, three-bathroom unit at around 2,400 square feet at the median price of approximately $1.8 million gives you a home-in-the-sky experience with dock access that competes on lifestyle with the single-family neighborhoods at a fraction of the price.
The one honest caveat worth knowing: parking can be tight. Guest parking is limited in many of the buildings, and street parking is minimal. If you regularly have multiple vehicles or frequent guests, factor that in.
Best for: The buyer who wants Las Olas Isles waterfront access and dock space in a condo or townhome format at the most accessible price point in the corridor — and who prioritizes proximity to the boulevard over single-family living.
Personal Ranking: How I Would Order These Neighborhoods
In my honest opinion, here is how these neighborhoods rank for the buyer who wants waterfront single-family living with Las Olas access:
- Idlewild — the unique Intracoastal-facing dock configuration, the most approachable price point, and the best combination of lifestyle and views.
- Seven Isles — the biggest homes, the most privacy, the best scale for the serious luxury buyer.
- Colee Hammock — the closest single-family and townhome access to the boulevard action.
- Riviera Isles — great waterfront product with beach proximity and privacy.
- Nurmi Isles — solid north-side waterfront at a more accessible price.
- Las Olas Isles — prestige address and walkability, though less privacy than Seven Isles at a similar price.
- Hendricks and Venice Isles — excellent value for condo and townhome buyers who want dock access, slightly docked for the parking limitation and non-single-family format.
The downtown condo market sits in its own separate category as the right answer for a different buyer profile entirely.
