The Six Neighborhoods Hiding Behind the Name "Las Olas Isles" — And What Each One Actually Costs
Most people say "Las Olas Isles" to describe the entire finger-island peninsula south of Las Olas Boulevard in Fort Lauderdale, but that area is actually six distinct neighborhoods, with median single-family home prices ranging from roughly $1.4 million to $5 million depending on which island you're on.

I show buyers property in this exact stretch of Fort Lauderdale on a regular basis, and the single biggest point of confusion is that people treat "Las Olas Isles" as one neighborhood when it's really six, each with its own price point and personality. Here is the full breakdown.
What Draws People to Live on Las Olas in the First Place
The draw starts with walkability: residents here can walk, bike, run, or golf cart directly down to the shopping, dining, and entertainment strip on Las Olas Boulevard. That includes a bite at Moxy's, happy hour at El Camino, a night out at Palm Room, a slice of cheesecake at The Cheesecake Factory, or a walk down to the beach for a drink at Blondie's or a stop at Marina Village. Geographically, the islands sit between the Las Olas retail corridor and the beach, so residents get both in walking distance. For boaters, the area also offers deep water access with no fixed bridges, which matters for anyone running a larger vessel out to the Intracoastal or ocean.
Las Olas Isles: The Name Everyone Uses for Just One Neighborhood
The neighborhood people are usually picturing when they say "Las Olas Isles" is the section on the south side of Las Olas Boulevard, and it's also the most expensive of the six. The median sales price here runs around $5 million, which gets you a five-bedroom, five-bathroom waterfront single-family home around 4,500 square feet.
Riviera Isles Offers a Similar Lifestyle at a Lower Price Point
Riviera Isles sits just next to Las Olas Isles and comes in at a lower median price of around $4.4 million. That price point gets you a four-bedroom, four-bathroom waterfront single-family house around 3,800 square feet, still with the same deep water access and no-fixed-bridge boater benefits as its higher-priced neighbor.
Is There a More Affordable Way to Get Water Access on Las Olas?
Yes — one of the pockets in this area is different because the homes themselves aren't directly on the water; instead, their docks sit across the street on the Intracoastal rather than in the backyard. That layout brings the median sales price down significantly, to around $1.4 million, for a three-bedroom, three-bathroom home around 2,600 square feet. It's a meaningfully lower entry point into the same Las Olas lifestyle, with the tradeoff being a street between the house and the dock instead of a backyard seawall.
Seven Isles Delivers Some of the Largest Homes on Las Olas
Moving to the north side of Las Olas Boulevard, Seven Isles is home to some of the biggest houses in the entire area, with a median sales price around $5 million for a five-bedroom, five-bathroom home around 5,000 square feet. Like the more affordable pocket on the south side, a handful of homes in Seven Isles are also not directly on the water.
What About Nurmi Isles and Hendricks Isle/Venice Isles?
Nurmi Isles is a mix of single-family homes, townhomes, and condos, with a median price point around $2.3 million for a three-bedroom, three-bathroom home around 3,200 square feet. Hendricks Isle and Venice Isles are different still, made up mostly of condos and townhomes rather than single-family homes, though dock space is still available. Median pricing there runs around $1.8 million for a three-bedroom, three-bathroom unit just under 2,400 square feet.
What This Means for Buyers Comparing These Islands
The spread across these six neighborhoods — from roughly $1.4 million to $5 million — means buyers don't have to choose between the Las Olas lifestyle and their budget; they have to choose which version of it fits. A buyer who wants a private backyard dock and the largest possible home should be looking at Las Olas Isles or Seven Isles. A buyer who wants Intracoastal dock access without the full $4M-plus price tag has a real option in the pocket with across-the-street docks. And a buyer who wants a lower-maintenance condo or townhome with some dock access still on the table can look at Hendricks Isle, Venice Isles, or Nurmi Isles.
Which of These Six Neighborhoods Would I Pick?
If I had to choose, I'd lean toward the pocket with docks across the street rather than in the backyard — you get genuine Intracoastal access and walkability to Las Olas at roughly a third of the price of full waterfront in Las Olas Isles or Seven Isles. That said, the right answer depends entirely on whether a buyer's priority is maximum boat access, maximum square footage, or minimum price of entry, and all six islands solve for a different one of those.
