The BEST City To Live In All of Florida Is In South Florida

What's It Like Living In Parkland Florida?

Parkland, Florida: Just Ranked the Best Place to Live in All of Florida — Here's the Honest Story

The ranking just came out, and the best place to live in all of Florida is not Boca Raton. It is not Fort Lauderdale. It is not Lighthouse Point or Palm Beach Gardens. It is Parkland — a city on the northernmost edge of Broward County that most people outside of South Florida have never seriously considered, and that people inside South Florida who know it tend to protect like a secret.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I cover all of Broward County and the broader South Florida corridor, and the Parkland story is one worth telling honestly — because the buyers it is right for tend to find it and never leave, and the buyers it is wrong for figure that out quickly too. Here is the full breakdown.

Where Parkland Actually Is

Parkland sits at the northernmost point of Broward County, bordering Boca Raton to the north and extending as far west as you can go while still being in the county. The location immediately raises the obvious question from waterfront-focused South Florida buyers: you are further from the beach and the water than most of the other markets on the radar.

That is true. The beach is approximately 30 minutes away. Downtown Fort Lauderdale and Fort Lauderdale-Hollywood International Airport are about 40 minutes. These are not walking-distance or golf-cart-to-dinner distances. If the beach and the Intracoastal are the primary lifestyle drivers for your South Florida move, Parkland is probably not the right answer and it is worth being honest about that upfront.

But for a specific and well-defined category of buyer — the family prioritizing schools, safety, space, quiet, and a master-planned community environment — Parkland answers every question simultaneously in a way that no other city in Broward County does at any price point.

Why Parkland Was Ranked the Best Place to Live in Florida

The ranking reflects a combination of factors that individually are strong and collectively are nearly impossible to find in a single South Florida community.

Niche ranks Parkland as the number one best place to raise a family in all of Broward County. The public schools receive an A minus rating — exceptional for a public school system in South Florida where the quality of public education varies dramatically by zip code. The surrounding private school landscape adds another layer: North Broward Preparatory School, American Heritage School, Pine Crest School, Cardinal Gibbons High School, Saint Thomas Aquinas, and Westminster Academy are all within a reasonable drive. For families with children, the concentration of both strong public schools and elite private school options within a single commute radius is genuinely rare in this market.

Beyond the schools, Parkland delivers the master-planned community infrastructure — gated communities, golf, parks, maintained common areas, community amenities — that families coming from planned suburban markets in the Northeast and Midwest recognize and value immediately. The pace of life is slower. The streets are quieter. The density is lower. The homes are larger. The insurance costs are meaningfully lower than coastal communities — a detail that matters more to the practical homeowner's monthly budget than most buyers account for during their initial search.

And then there is the recent Lifetime Fitness opening just across the border in Coral Springs — technically not in Parkland, but right on the line. When a premium fitness operator of that caliber opens at that specific location, it is not an accident. It is a market signal about the demographic and income profile of the community it is serving.

The Parkland vs Boca Comparison

The most useful mental model for understanding Parkland for buyers coming from outside South Florida is the Boca Raton comparison — because the two cities share significant DNA while being meaningfully different in ways that matter for the purchase decision.

Both cities offer master-planned communities, golf, a clean and quiet residential environment, strong schools, and a suburban character that is deliberately insulated from the intensity of the South Florida markets further south. Both attract families who have made a deliberate lifestyle choice toward quiet, space, and community infrastructure over urban energy and waterfront access.

The difference is that Boca Raton carries the full Boca premium — the brand, the beach access, the Mizner Park downtown, the reputation — and prices accordingly. Parkland delivers most of what Boca delivers from a family lifestyle standpoint at a lower price point, without the Boca premium attached. If you want the master-planned community, the schools, the golf, the quiet, and you are honest with yourself that you are not going to the beach every week anyway — Parkland makes an extremely strong case relative to Boca on a pure value basis.

That said, Parkland is not Boca. The beach access is more limited. The downtown infrastructure is not what Mizner Park delivers. The brand recognition does not carry the same weight in a national conversation. For buyers for whom the Boca identity itself is part of what they are buying — the address, the social context, the Boca bubble — Parkland will not fully satisfy that. For buyers who are honest that they primarily want the lifestyle rather than the label, Parkland is often the better financial decision.

The Communities: Where People Actually Live in Parkland

Parkland's residential landscape is defined by its master-planned gated communities — each with its own character, amenity package, and price positioning within the overall market.

Parkland Golf and Country Club is the flagship — a gated community built around a championship golf course with club amenities, a strong community culture, and a price point that reflects both the product quality and the address prestige within Parkland. For the buyer who wants golf as a genuine lifestyle feature rather than just a backdrop, Parkland Golf and Country Club is the conversation to have.

Heron Bay is one of the larger and more established communities in Parkland — a master-planned development with multiple neighborhoods within it, a range of home sizes and price points, and the full amenity infrastructure that characterizes Parkland's residential product. The scale of Heron Bay means that buyers at different family stages and budget positions can find a fit within the same overall community.

Parkland Isles and Parkland Bay round out the primary community options — each delivering the gated, master-planned character that defines Parkland's residential identity at slightly different scales and price points.

The Real Estate Market: What the Numbers Say

The median sales price in Parkland currently sits at approximately $1.1 million — with homes taking about two months to sell and closing at approximately 96% of list price. That 96% of list price metric is the number worth paying attention to. In a market where buyers often expect negotiating room, homes selling at 96% of ask signals genuine demand and a seller's market dynamic that has not softened despite the broader South Florida market's moderation in other submarkets.

For $1.1 million in Parkland you are getting a single-family home in a gated master-planned community with amenities, in the number one family city in Broward County, with A-minus public schools and elite private schools nearby. Compare that to what $1.1 million buys in Fort Lauderdale — where you are likely in a non-waterfront home without the master-planned community infrastructure — and the Parkland value proposition becomes clear for the right buyer.

The upper end of the Parkland market, particularly within Parkland Golf and Country Club on premium lots, moves well above the $1.1 million median. But the entry point into Parkland's gated community lifestyle at the median price is one of the more compelling family real estate propositions in all of Broward County.

Who Parkland Is Actually Right For

Parkland is not the right answer for every South Florida buyer — and being honest about that matters more than overselling the ranking.

Parkland is the right answer for the family that is genuinely optimizing for schools, safety, space, and quiet rather than waterfront access and urban energy. It is the right answer for the buyer coming from a master-planned suburban community in the Northeast or Midwest who wants that same character in a year-round Florida setting. It is the right answer for the golf buyer who wants golf as a genuine daily lifestyle feature rather than an occasional activity. And it is the right answer for the buyer who does the math on insurance costs, home size, and price per square foot and concludes that Parkland delivers more house for the money than coastal alternatives at comparable price points.

It is not the right answer for the buyer whose primary lifestyle driver is the beach, the Intracoastal, or the urban energy of Las Olas and downtown Fort Lauderdale. That buyer will find Parkland's distance from the water and its suburban character limiting rather than liberating. The 30-minute drive to the beach that sounds manageable in theory tends to become a genuine friction point in practice for buyers whose daily lifestyle is water-centered.
