The 2 Sides of Fort Lauderdale Nobody Tells You About

Living on The South Side of The River vs The North Side of The River In Fort Lauderdale

South Side vs North Side of the New River: Why Living on the South Side Might Be the Better Move

I am going to be completely honest with you: living on the south side of the New River in Fort Lauderdale is, in my experience, a significantly better day-to-day living situation than living on the north side — and that includes Las Olas itself.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I have lived and worked on both sides of the New River, and this is a comparison I get asked about constantly by buyers trying to decide where to land in the downtown Fort Lauderdale corridor. Here is the honest breakdown.

The Geography: North Side Is Las Olas, South Side Is Rio Vista and Beyond

The New River runs through the heart of downtown Fort Lauderdale, and it effectively divides the urban core into two distinct halves with two genuinely different living experiences.

The north side of the river is Las Olas Boulevard — the energy, the restaurants, the nightlife, and the address that most people think of when they think of downtown Fort Lauderdale living. The south side of the river is quieter, less congested, and anchored by neighborhoods like Rio Vista, while still offering immediate access to everything Las Olas provides.

Why the South Side Wins on Access Without the Congestion

The core argument for the south side comes down to one simple principle: you get all the access of living near Las Olas without actually having to live in the middle of its congestion.

From the south side, you can walk directly across the 3rd Avenue Bridge or the Andrews Avenue Bridge to reach Las Olas and downtown. The free water trolley is also an option for getting across without walking or driving. The Riverwalk runs along the south side, giving you a dedicated path to walk through Smoker Family Park and continue all the way back through Rio Vista — which is the route my dog Dallas and I run most mornings and evenings.

The traffic difference is significant and genuinely changes the daily experience of living downtown. Las Olas itself can be a real headache to navigate by car, particularly during peak season and weekend evenings when the boulevard's popularity works against anyone actually trying to get somewhere by car. The south side avoids that entirely while still being a five-minute walk from the same restaurants and energy.

What's Actually on the South Side

The south side of the New River is not a quieter alternative that sacrifices amenities — it has built its own genuinely strong infrastructure that rivals what the north side offers.

The Lauderdale Yacht Club anchors the boating community on this side of the river. D's Sports Bar and Daniel's give you strong dining and drinks options without crossing the bridge. Tarpon River Brewing has become one of the better local breweries in the entire Fort Lauderdale market. A Publix is conveniently located for everyday errands, Legacy Fitness covers the workout side of daily life, and the broader 17th Street corridor brings additional dining, shopping, and lifestyle infrastructure within easy reach — including the brand new Omni Hotel, which has elevated the hospitality standard of this entire area.

The Commute and Connectivity Advantage

Beyond the immediate neighborhood lifestyle, the south side delivers a meaningful practical advantage for anyone who drives regularly: easier access to I-595, I-95, and the route down to the beach.

For buyers who commute, travel frequently through Fort Lauderdale-Hollywood International Airport, or simply want a more direct path out of downtown without navigating Las Olas traffic first, the south side's positioning relative to the major highway corridors is a genuine quality-of-life improvement that compounds every single day.

So Which Side Should You Choose?

If your priority is being directly on Las Olas Boulevard itself — walking distance defined in feet rather than a bridge crossing — the north side remains the answer, and there is nothing wrong with that choice for the right buyer.

But if you want everything Las Olas and downtown Fort Lauderdale offer, without the congestion, the parking headaches, and the traffic that comes with living directly in the middle of the city's busiest corridor — the south side of the New River, particularly around Rio Vista and the immediate riverfront, delivers nearly all of the same access with a meaningfully better day-to-day living experience.
