Las Olas Explained - The North Side vs The South Side of The New River

Where To Live In Fort Lauderdale Off of Las Olas

North Side or South Side? What Fort Lauderdale's Nu River Divide Really Means for Buyers

Fort Lauderdale's Nu River splits the Las Olas area into two very different real estate stories, and depending on whether you want a condo or a single-family home, the "better" side isn't the same answer for everyone.

I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I spend a lot of time walking both banks of the Nu River with buyers trying to decide exactly this question, because the housing stock on each side is genuinely different. Here is the full breakdown.

What's Actually Delivered on the North Side Right Now

On the north side of the Nu River, Nu River Landing is already delivered and available. Right alongside it, Six & Rio is under construction and is set to deliver in the third quarter of 2026, giving buyers a near-term new-construction condo option directly on the water. For anyone who wants to be close to Las Olas Boulevard with a brand-new building and a firm delivery timeline, this stretch of the north side is where that conversation starts.

Why Rio Vista Anchors the South Side

Rio Vista sits just south of Six & Rio and is one of the best single-family home communities in all of Fort Lauderdale. Unlike the condo-heavy north bank, Rio Vista is built around single-family waterfront homes, which is the main reason buyers who want a house — not a unit — tend to gravitate south. It's the kind of established, tree-lined neighborhood that draws people who are trading a condo lifestyle for a private dock and a yard.

What Buildings Define the North Side Skyline

The north side is dominated by a cluster of established condo towers: Las Olas Grand Water Garden, Aluvion, Las Olas Riverhouse, and 100 Las Olas. These buildings sit close together along the river and give the north side its high-rise, walkable character, especially as you move toward the Riverside Hotel and the heart of Las Olas Boulevard.

What Happens East of the Riverside Hotel

Moving further east past the Riverside Hotel, the character shifts again into Colee Hammock, a neighborhood of single-family homes and townhomes. It's a transition zone between the condo corridor and the more prestigious single-family enclaves further east, offering a middle-ground option for buyers who want a house but still want proximity to the restaurants and shops on Las Olas Boulevard.

Why Las Olas Isles Is the Prize at the End of the Road

Continuing east from Colee Hammock leads into Las Olas Isles, which is probably one of the most prestigious waterfront single-family home communities in all of Fort Lauderdale, and arguably in all of South Florida. This is where finger-island, deep-water estate living reaches its peak locally — private docks, no fixed bridges to the ocean in many cases, and some of the highest price points in the city.

What This Means for Buyers Choosing a Side

If you're set on a condo with a short walk to Las Olas Boulevard's restaurant row, the north side — with Nu River Landing delivered and Six & Rio arriving in Q3 2026 — is the more straightforward path. If you want a single-family home with water access, the south side, anchored by Rio Vista and stretching into Las Olas Isles, is where the inventory actually lives. The two sides aren't really competing for the same buyer; they're serving two different lifestyles on opposite banks of the same river.

Which Side Am I Bullish On?

Both, honestly, but for different reasons. The north side's new construction pipeline gives condo buyers a rare shot at brand-new inventory in a walkable, established location, while the south side's single-family stock in Rio Vista and Las Olas Isles is the kind of waterfront housing that simply isn't being built anymore in this part of Fort Lauderdale. I don't think one side "wins" — I think buyers need to know which lifestyle they're actually shopping for before they pick a bank.
