100 New Single-Family Homes Are Coming to West Palm's Billionaire Corridor, and They Start at $1.8 Million
A new community called the Estates at NoMar is bringing 100 brand-new single-family homes to the Billionaire Corridor in West Palm Beach, with pricing starting at $1.8 million and no HOA.
I'm Joe Vairo — a 2x eXp ICON Agent, ranked the #3 real estate agent in Fort Lauderdale by Fort Lauderdale Magazine, and founder of the Vairo Group, ranked the #3 real estate team in Fort Lauderdale. I track every major new development along the West Palm Beach waterfront because it's reshaping what buyers can find there, and this one stands out because it's not another condo tower. Here is the full breakdown.
What Is the Estates at NoMar, and Who Is Building It
The Estates at NoMar is a new community of 100 single-family homes being developed in partnership between Huizenga Holdings and GL Homes, going up on the Billionaire Corridor in downtown West Palm Beach. GL Homes is one of my favorite builders in Palm Beach County, and they already have a track record here that matters: they built Lotus and Lotus Edge in Boca Raton, the Valencia communities in Boynton Beach, and Apex at Avenir out in Palm Beach Gardens. Now they're bringing that same playbook to the West Palm waterfront corridor for the first time.
Why a Single-Family Home Community on the Billionaire Corridor Is a Big Deal
For years, if you wanted to live on the Billionaire Corridor, your only new-construction option was a condo, and there is nothing wrong with that — but not every buyer wants a condo. The Billionaire Corridor has been defined almost entirely by high-rise towers going up along the Intracoastal, so a ground-up single-family community in that same stretch is a genuine shift in what's available to buyers who want the corridor's location without giving up a private, no-HOA home.
What the Floor Plans and Homes Actually Look Like
Buyers will have seven different floor plans to choose from, ranging from just under 1,900 square feet up to just under 4,000 square feet, and every home comes with a two-car garage. That range means the community can serve a fairly wide type of buyer, from someone downsizing out of a bigger house to a family that needs the extra square footage, all within the same walkable stretch of West Palm.
No HOA Changes the Math for Buyers
One of the most important details here is that these homes carry no HOA. On the Billionaire Corridor, where most new product is condo-based and comes with the monthly fees and rules that go with it, a no-HOA single-family option is going to appeal to buyers who want more control over their property and lower fixed monthly costs. That's a meaningful differentiator against nearly everything else currently being built in this part of West Palm.
Pricing and Timeline: What to Expect
Pricing at the Estates at NoMar starts at $1.8 million and goes up from there, depending on floor plan and lot. The community is expected to deliver in early 2027, so this is a pre-construction opportunity rather than a move-in-ready one — buyers interested in locking in early pricing and floor plan selection will want to move on it well before delivery.
What This Means for Buyers Considering West Palm Beach
If you've been watching the Billionaire Corridor and assumed a condo was your only new-construction path in, the Estates at NoMar changes that calculus. For buyers who want the location and the long-term appreciation potential of that corridor but prefer a single-family footprint, no HOA, and a two-car garage, this is the first community in recent memory to check all of those boxes here. Because it's pre-construction, there's also a window to select among the seven floor plans before availability narrows closer to the 2027 delivery.
Am I Bullish on the Estates at NoMar?
Yes. Pairing GL Homes' execution track record with a Huizenga Holdings partnership, on a stretch of West Palm that has otherwise been all condos, is a combination I don't see very often, and I think demand for a no-HOA single-family option in that location will be strong.
